APARTMENT


Who do I contact with a maintenance issue?

Call our office at (212) 390-1899 or click here to submit a maintenance request online.


May I paint the apartment walls?

Yes, you may decorate your home as you’d like. When your lease is up, please return the apartment in the condition it was rented to you.


May I install an air conditioner?

Yes, as long as it is installed by a licensed professional who provides us with a Certificate of Liability insurance. The following entities should be listed as additionally insured on the Certificate of Insurance:

  • Copperwood Real Estate, LLC
  • Copperwood Holdings, LLC
  • Your building Entity 


In case of emergency, whom do I contact?

If there is imminent danger, please call 911.

For after-hours emergencies involving, fire, water, gas and heat only, contact us at (212) 606-8131.


How do I make sure that I receive packages?

You are responsible for your package deliveries. We recommend that you turn on text notifications so you know when a package has been delivered, and that packages of value require a signature.


What should I do if I lock myself out of my apartment?

During business hours, please contact our office or the superintendent. After business hours, please contact a locksmith at your expense.


Who maintains the carbon monoxide monitors?

We make sure each apartment has a working carbon monoxide monitor and smoke detector at move-in. Please be sure to change the batteries as needed. If the monitor breaks, let us know and we’ll replace it.


What’s the difference between a window guard and a window gate?

Window guards cover the lower half of a window and are required by law if children under 10 are living in the apartment. You can request a window guard from our office and we’ll install it for you.

A window gate covers the entire window, and is installed and maintained at the tenant’s discretion. Please remove all window gates before you vacate the apartment.

When is rent due?

Rent is due on the 1st of each month. Payments received after the 1st may be subject to a $50 late fee. 


How do I pay rent each month?

You may pay rent online or by personal check.

  • To pay your rent online, please create an Appfolio account. You can sign up for an account by downloading the Online Portal by Appfolio app on your mobile device or by clicking on our “Tenant Portal” here. Our staff is happy to assist you.
  • If paying by check, please include your address and apartment number on your check.
  • Payments should be mailed to:

  • If there are multiple tenants in one apartment, we will accept separate checks from each tenant as long as they are submitted in one envelope.

I didn’t receive a rent bill or rent envelope this month. What should I do?

Rent bills are sent for your convenience but may not always arrive on time. You may pay rent online or mail us a personal check.

LEASE


May I switch roommates or add a roommate to my lease?

You may add or change roommates when you renew your lease. We do not allow changes to the lease during the 12-month lease period.


How do I renew my lease?

You’ll receive a renewal offer in the mail before the expiration of your lease. Please follow the instructions on the renewal offer.


Is it possible to extend my lease?

You may renew your lease for a full 12-month term. We do not extend leases on a month-to-month basis.


I’m planning to vacate my apartment. What should I do?

  • Please notify us in writing of your intent to vacate at least 30 days in advance. You can email us at rentals@copperwoodnyc.com or send us a written notice by mail.

  • Please give our office a copy of your keys at least 30 days prior to your move-out date. 


When will my security deposit be returned?

We will send your security deposit approximately 14 days after the apartment has been vacated. Please send your forwarding address to rentals@copperwoodnyc.com.
