What is the procedure for showing a Copperwood apartment to a client?

Available apartments can be viewed here. Call our office at (212) 390-1800, click here, or email us at rentals @copperwoodnyc.com to schedule an appointment before visiting us to be sure we have the keys for the apartment you wish to show.

A few things to note:

  • Your client must be present when picking up keys.
  • Please plan to leave a valid driver’s license or brokerage license as a key deposit.


What information do you need from me as an agent?

You must include a copy of your New York State Real Estate license with each rental application you submit.


Are applicant interviews always required?

Yes. All applicants are interviewed by the leasing agent prior to lease signing in-person, by video, or phone. All leases must be signed within three days of approval.

 

My client is interested in one of your apartments. What are the next steps?

 

Ask your client to apply through our website and to be prepared to upload the following documents: 

 

  1. Color copy of government-issued photo ID
  2. Two most recent bank statements
  3. Copies of client's tax returns for the last two years
  4. Letter from current employer stating salary, position and employment date (if self-employed, a CPA-notarized salary statement).
  5. Copies of the client’s two most recent pay stubs
  6. Documentation of other source of income
  7. Letter from your client’s current landlord and most recent rent statement
  8. Two personal reference letters
  9. Completed guarantor application (if applicable). We also accept The Guarantors and Rhino.
  10. $20 credit check fee (non-refundable).

 

A $500 deposit will be paid online after the application is approved.

 

Once we’ve reviewed all documents, we will contact you to schedule an interview in-person, by video or phone.

 

How do you handle the applicant’s deposit?

  • If the applicant is approved for tenancy, the deposit will be applied to the first month’s rent.
  • If the application is approved and the applicant declines to execute the lease, the application deposit will not be refunded.
  • If the application is not approved, the deposit will be returned to the applicant in full.


What are acceptable forms of payment for the security deposit and first month’s rent?

We accept official bank checks or money orders for the first rent payment and security deposit. Please ensure all checks are made payable to the building entity.
