How can I view an apartment?

 


 

Visit our office at 317 East 84th Street, click here, call us at (212) 390-1800, or email us at rentals@copperwoodnyc.com to schedule an appointment. Keys to our apartments are given out on a first-come, first-served basis Monday to Friday 9am to 5pm; Saturday 10am to 4pm. You may also call or email us to schedule an appointment.

 


 

How does the $500 deposit work?

 


 

To start the rental process, prospective tenants should submit a $500 deposit along with the completed rental application. Once you’ve been interviewed and approved, the deposit will go towards your first month’s rent.

 


 

Is my deposit refundable?

 


 

If your application is not approved, or if you change your mind before we review your application, we will return your deposit in full. Once your application is approved, the deposit is non-refundable and goes towards your first month’s rent.

 


 

What forms of payment are accepted at the lease signing?

 


 

We accept certified checks or money orders for the first month’s rent and security deposit.

 


 

Does Copperwood Real Estate rent to students?

 


 

Yes, many of our tenants are students. Students who do not earn an income may need a guarantor or use The Guarantors or Rhino to qualify.

 


 

What are the income requirements for tenants?

 


 

Tenants should be employed and earn an annual income of at least 40 times the monthly rent of the apartment. If your income is less than this amount, you can still qualify by having a guarantor who earns 70 times the monthly rent or by using The Guarantors or Rhino or by having other sources of income. Married couples may combine their incomes to meet our income requirements.

 


 

What utilities are included in the rent?


Heat and hot water are included. Tenants are responsible for all other utilities.


What are the requirements for a guarantor?


A guarantor agrees to be legally responsible for the lease. She / he guarantees all the terms of the lease itself, not only the obligations of any one individual tenant. Guarantors should make an annual income of at least 70 times the monthly rent.A qualified guarantor must have a strong U.S. credit history and a U.S. Social Security number.All guarantors will be listed as tenants-of-record on the lease.


Do you accept out-of-state guarantors?


Yes, but only those who live in the tri-state area (New York, New Jersey and Connecticut).


What if my guarantor does not meet the income requirements?


You may still be able to qualify using The Guarantors or Rhino. Please visit their websites for more information (please see ‘Helpful Links’ towards the top of the page). 


If I'm not a U.S. citizen, can I rent from Copperwood Real Estate?


Yes, but you must have a U.S. guarantor who lives in the tri-state area or use The Guarantors or Rhino.


I’m renting with a roommate. Do we both have to fill out an application?


Yes. Each tenant must fill out an application and pay an individual credit check fee of $20.


Can I have a pet in the apartment?


We love pets, but we need to make sure they are a good fit for the building. Please note your pet’s breed, weight and age on your rental application.
